Commercial property inspections, sometimes called a Property Condition Report, are a growing portion of the inspection industry. Evaluation of a commercial property has many of the same attributes as a residential home inspection. Our qualified inspectors will evaluate the property under the guidance of the nationally accepted Standards of Practice for Commercial Buildings. If larger or uncommon systems are present, WIN can manage other contractors to conduct specialty inspections that will provide complete information on a property to our clients.

WIN will inspect access areas for hazards, the concrete flatwork, the foundation, structure, exterior finish, roof, HVAC system, plumbing and electrical (Test sample outlets & trip GFCI's, where possible) - with some limitation on the electrical system. The inspector will look at light fixtures and smaller panels and the whole system for general safety issues, but cannot disassemble 3-phase or larger panels if present. Some of our inspectors are Level I Certified in Infrared Thermography and can provide an infrared scan of the property for an additional fee; call to see if available in your area. Infrared scanning can identify overheated electrical components, water intrusion, roof leaks and other deficiencies in the building envelope and insulation. WIN will inspect and operate all major systems, windows, doors, and plumbing systems, including restroom facilities. We look for visible deficiencies as well as safety issues that can also be liabilities.
The report will include color photos and recommendations as necessary, given the condition, and follow the guidelines of accepted Standards of Practice. We may refer additional critical services to an expert if conditions warrant. The report will be available within 48 hours of the physical property inspection.
